Atlanta's healthcare real estate market continues to perform. The market ranks among the top markets nationally for MOB net absorption, and deals are closing at a pace that signals broad conviction in Atlanta's long-term healthcare real estate fundamentals. Metro Atlanta's medical office vacancy rate stood at 7.4% as of Q4 2025 with high-demand corridors like Downtown Atlanta (0.58%), Midtown (3.68%), and Northwest Atlanta (4.47%) running significantly tighter. Meanwhile, Wellstar, Northside, Emory Healthcare, and Piedmont Healthcare are all actively expanding their outpatient networks across the metro area to establish footholds in the region's fastest growing corridors.
The demand side is equally compelling. Metro Atlanta's population has grown approximately 11% from 2020 to 2025, adding over 600,000 residents — and every one of them needs access to care. As the region's population continues to grow, demand is driving the need for outpatient and ambulatory delivery, putting a premium on well-located, purpose-built medical real estate in communities far from the traditional hospital campus. At the same time, Atlanta's hospital infrastructure is undergoing its own transformation, with billions of dollars in new facility investment and major campus expansions either breaking ground or advancing through approvals across the metro in 2026.
